The situation

The deal shows up on a Tuesday

A business owner calls about space. A landlord counters your LOI with terms you have not seen. The CAM reconciliation does not add up. An investor sends a listing and asks what you think.

It does not wait for the next cohort

Real situations arrive on their own schedule. By the time a class starts, the landlord has already asked for your response.

It is a judgment gap, not a knowledge gap

You can look up what a cap rate is. What you cannot look up is whether this one is a problem, what to ask next, and what you are missing.

Deciding alone is the hard part

Commercial gets easier when there is somewhere to take the real situation and someone who has seen it before.

Deal Review

Private one on one session

$350/60 min

90 minutes at $500 for deeper work.

Dedicated time on your specific situation. No group, no curriculum, no waiting for the next session. You bring the deal and we work it.

What happens in the session

  • You send the situation ahead so we start with context, not catch up
  • We work through the client's actual objective and what is being decided
  • We identify what information is missing and what to research first
  • We read the numbers together and name what they mean
  • You leave with a specific next step and the questions to ask when you take it

Inside monthly training

Two live sessions a month, doing different jobs

The Strategy Session is about the business. The Deal Lab is about the deals. Most programs collapse these into one call and do neither well.

Strategy Session, 90 min

Prospecting, pipeline, turning conversations into appointments, winning representation agreements, referral relationships, marketing, and quarterly revenue goals.

Deal Lab, 60 min

Members bring real commercial situations for group discussion, from comparing three spaces to reading a landlord counter to making sense of CAM.

The resource library

Questionnaires, scripts, worksheets, checklists, trackers, and calculators, plus everything added while you are a member.

Cross market network

Commercial professionals in different states, which is where referral relationships actually come from.

When to book a Deal Review

Situations worth an hour of dedicated time

If any of these is sitting on your desk right now, this is the option.

Before an important meeting

You are preparing for a commercial client meeting or an owner consultation and want to walk in ready rather than hopeful.

An LOI came back

The landlord countered and you need a negotiation strategy before you respond, not after.

Numbers you cannot read

CAM reconciliation, a rent roll, an offering memorandum, or an investment analysis where something feels off.

Pursuing a listing

You have a shot at a commercial listing and want a strategy for winning it rather than winging the presentation.

A stalled pipeline

Activity is happening but nothing converts. One session to find where it is breaking down.

Entering a new niche

You are moving into industrial, retail, or small multifamily and want to decide how to start.

Questions

Monthly training and deal review FAQ

What people ask before signing up.

Do I have to take the Accelerator first?

+

No. Both options are open to any licensed real estate professional. The Accelerator is the fastest way to build the foundation from zero, but if you are already doing commercial work, or trying to, you can start here.

What is the difference between the two?

+

Monthly training is an ongoing membership with a group. Two live sessions a month, the resource library, and a community of commercial professionals across markets.

A Deal Review is a one time private session on one specific situation. No group, no curriculum, and nothing shared with anyone else.

Can I do both?

+

Yes, and many people do. Monthly training for the steady work of building a commercial business, and a Deal Review when something specific and time sensitive lands on your desk.

Is monthly training a contract?

+

No. It is month to month and you can cancel any time. There is no minimum term and no cancellation fee.

What do I need to bring to a Deal Review?

+

Whatever you have. A lease, an LOI, a rent roll, an offering memorandum, a set of numbers that do not make sense, or just a situation you are trying to think through.

Send it ahead of the session so we start with context instead of spending the first twenty minutes catching up.

Will you review my documents or negotiate for me?

+

No. Both options are educational and consultative. We work through what a document means and what to consider, but Elevate OS does not manage your transaction, review every document in a file, negotiate on your behalf, or act as your broker.

Legal questions belong with an attorney, and transaction approval belongs with your managing broker.

Are the group sessions recorded?

+

Strategy Sessions are recorded for members. Deal Labs involve members' live situations, so recording is handled with the group's discretion in mind.

How do I know which one I need?

+

Fill in the form below and describe the situation. You will get a straight answer about which one fits, including if the answer is neither.

Tell me what you are working on

One form covers both options. Say whether you are interested in monthly training, a deal review, or both, and describe the situation. Inquiry only, no payment at this step.

Commercial gets easier when you stop deciding alone
